In the of God Amen. I Robert HINDE of Perpool lane in the parish of St. Andrews Holborn in the County of Middlesex Esquire make and constitute this my last Will and Testament in manner following that is to say I resign my soul to Almighty God my Creator and most

Merciful father hoping by the merits and mediation of my Lord and Saviour Jesus Christ to obtain the remission of my sins and to inherit everlasting Life. My body I commit to the earth to be decently buried at the discretion of my executors herein after named. And as to my temporal estate I dispose thereof in manner following that is to say Imprimis I give and bequeath unto my dear and loving wife Elizabeth all my plate jewels rings linen household goods household stuff and furniture my Coaches Chariots and Coach horses and the sum of one thousand pounds in money.
I give devise and bequeath unto my said Dear Wife Elizabeth one annuity or yearly rent charge of five hundred pounds of lawful money of Great Britain to be issuing and payable out of my freehold estate in or near Leather Lane in the said Parish of Saint Andrews Holborn used a brew house by me and my brother Peter the house there in the tenure Richard WAINWRIGHT and the Bull Inn and stables in the tenure of Mr NICHOLLS and also out of my freehold estate and houses in and near Bartletts Buildings in the said parish of Saint Andrews Holborn in the occupation of Mr CHAMBERS Mr CROMWELL Mr THOMPSOM Madam DOCLINGTON Mr LEADER MR GRAHAM Mr EDWARDS Mr WILSON and Mr EDDON. And to be paid unto her during her natural life by four equal quarterly payments on the four usual Quarter days in every year without any deduction or abatement whatsoever for or on account of any taxes or impositions imposed or to be imposed by authority of Parliament or otherwise howsoever. The first payment thereof to begin and to be made on the quarter day that shall first happen after my decease. And I will and appoint that in case the said annuity or any part thereof shall be behind or unpaid in part or in all by the space of one and twenty days next after any of the said quarter days on which the same ought to be paid as aforesaid being lawfully and demanded then and in such case it shall and may be lawful to and for my said dear Wife and her assigns to enter into and upon the promises hereby charged therewith and to distrain for the same. And the distresses then and there found to dispose of according to Law . And for want of distress to hold and enjoy the premises until she be paid concerning the same. And my Will is and I do hereby Will and Appoint that the legacies hereby given my said dear wife are and shall be deemed and accepted in lieu and full satisfaction of all such part and parts of any estate real and personal as my said dear would at my death be entitled unto as Dower or otherwise by the Common Law or any statue usage or custom and therefore Will that my said dear Wife shall within three months after my decease give my son Robert and his heirs such release of all her estate right title interest claim and demand of in and to my estate real and personal as she shall then justified unto (except the legacies hereby

Given) in such manner as his or their counsel shall reasonably advise.
Item I give devise and bequeath all and singular my said messuages lands tenements and hereditaments in the said parish of Saint Andrews Holborn subject to the said annuity or yearly rent charge. And all other my messuages lands tenements and hereditaments in the said parish of St Andrews Holborn and elsewhere in the County of Middlesex. And also all and singular messuages lands tenements and hereditaments in Wotton and Kempson and elsewhere in the County of Bedford. And also all and singular my said messuages lands tenements and hereditaments in Hitchin, Ippolyts and Kings Walden and elsewhere in the County of Hertford. And all other my messuages lands tenements and hereditaments unto my loving son Robert HIND and his assigns for and during the term of his natural life without impeachment of waste as to Lands only. And from and after the determination of that estate to my Nephew Peter HINDE and Cousin John HAWKINS and their heirs during the life of my said son In trust to preserve the contingent remainders herein after devised from being barred or destroyed. And for that purpose to make entries and bring actions as the case shall require. But nevertheless to permit and suffer my said son to receive and the rents and profits of the premises during his natural life and from and after the decease of my said son Robert.
I give devise and bequeath all and every my messuages farms lands tenements and hereditaments whatsoever to the first son of the body of my said son Robert lawfully begotten. And for default of such issue to the second, third, fourth, fifth, sixth, seventh and every other son and sons of the body of my said son Robert lawfully to be begotten severally and successively one after another as they and every of them shall be in seniority of age and priority of birth. And the heirs male of the body and bodies of all and every such son and sons and the heirs male of his body issuing being always to be preferred and to take before the younger of them and the heirs male of his body issuing and for default of such issue I give devise and bequeath all and every my messuages farms lands tenements and hereditaments whatsoever unto all and every the daughter and daughters of the body of my said son Robert lawfully issuing as tenants in common and not as joint tenants. And in case any such daughter or daughters die without issue then to the survivors and survivor of them and the heirs of her and their body and bodies lawfully issuing. And for default of such issue to my own right heirs for ever provided always and my Will is that if it shall and may be lawful to and for my said son Robert and he shall have full power and authority for and in respect of every one thousand pounds which any Woman he

Shall marry shall being as a marriage portion to settle as for a jointure upon such woman lands tenements and hereditaments of the value of one hundred pounds per annum for the term of such woman’s life to commence from and after the decease of my said son Robert and so for more more And for less less subject nevertheless to the said annuity to my said dear wife as aforesaid provided also and my Will further is that it shall and may be lawful to and for my said son Robert and he shall have full power and authority to set lease and demise the messuages farms lands tenements and hereditaments hereby to him devised or any of them to person or persons whomsoever for any term or number of years not exceeding one and twenty years in possession and not in reversion so as upon every such lease there be reserved during the whole term the best and utmost rent that can reasonably had or gotten for the same. And so as no such lease be made dispunishable of Waste. And so as the lessee and lessees in every such lease to be named duly seal and execute Counterparts of such lease and leases.
Item I give the Reverend Mr Joshua BAYES the sum of three hundred pounds to be him paid to the fund for poor protestant dissenting ministers.
I tem I give unto the said Joshua BAYES the sum of ten pounds to be distributed amongst the poor of his Congregation.
Item I give the sum of ten pounds to the poor of Saint Andrews Holborn above Bars to be distributed at my executors discretion amongst the poor of St Andrews Holborn in the County of Middlesex above Bars and amongst the poor of the same parish in Saffron Hill Liberty five pounds and five pounds amongst the poor of the parish of Wooton in the County of Bedford.
Item I give to the said Mr Joshua BAYES as a legacy ten guineas and to his son ten guineas and to the Reverend Mr MERIEL of Hampstead ten guineas.
Item I give to my sister Ann HIND, my brother Peter HIND and my sister DAVIS fifty pounds apiece. And to my nephew Peter HIND fifty pounds.
Item I give to my friend Mr John JACOB fifty pounds. And to my Cousin SAMUEL HAWKINS ten pounds. And to my Cousin John HAWKINS fifty pounds.
Item I give to Mrs BROWN one annuity or yearly sum of five pounds out of the rent of my brew house to be paid her by equal quarterly payments during life without deduction of taxes.
I give to my cousin Samuel BROWNING, Richard and Robert WAINWRIGHT, to Mr YOUNG Mr CATTLING and John MARKMARAN ten pounds apiece.
To all my household servants men and maids that shall be living with me at my decease six months wages a piece And as to my staff in the brew house. And the rest and residue of my estate in the stocks my debts funeral charges and legacies being paid, I give and bequeath the same unto my said son Robert HIND.
And I make and constitute my said dear wife Elizabeth and my said son Robert Executrix and Executor of this my last Will revoking all former Wills by me made in Witness whereof I the said Robert HIND the testator have to

This my Last Will and Testament contained and written in two skins of parchment set my hand and seal the sixth day of January AD One thousand Seven Hundred and twenty nine [1729]. And in the third year of reign of his present Majesty King George the Second over Great Britain. Robert HINDE. Seal. Signed. Sealed and published declared and delivered by the within named Robert HIND the testator as and for his Last Will and Testament in the presence of us who have hereunto subscribed our names as witnesses in presence. This Will was proved at London before the worship full Stephen Cottrell Doctor of Laws and Surrogate to the Right Worshipful John BETTESWORTH Doc tor of Laws Master Keeper or Commissionary of the Prerogative Court of Canterbury lawfully constituted the 16th day of April in the year of our Lord 1735 by the oaths of Elizabeth HINDE the widow and Robert HINDE the son of the deceased and executors of all and singular the goods Chattels and credits of the said deceased being first sworn duly to administer.
